Property Types

We specialize in non-conforming properties for small commercial mortgages. Below is a general listing of the most common types of properties we will finance. Please note we will consider other property types on an exception basis.

Multi-Family Housing
These are typically multistory residential buildings containing apartments for rent constructed on an individually owned contiguous parcel evidenced by a single deed.

Mixed-Use Property
These are buildings constructed on an individually owned contiguous parcel evidenced by a single deed with the purpose being for both residential and commercial use. For evaluation purposes we consider such factors as age, condition, supply and demand issues, and rent control to name a few. Valuation factors vary for each property type but our ability to understand the industry and the facts that affect value enable along with our hybrid lender/broker approach allows us to outperform all others.

Commercial Property
These are buildings constructed on an individually owned contiguous parcel evidenced by a single deed with the property being zoned for commercial purposes only (i.e. retail, office, hotel/motel, healthcare/assisted living, and industrial/manufacturing).

Special Purpose/Unique Properties
Special Purpose and unique property types can include:

• Laundromats, Funeral Homes


• Camp Grounds


• Outdoor Entertainment Centers


• Trailer/Mobile Home Parks


• Marinas

We will consider all commercial and unique property types falling within our program guidelines and loan amounts.

Short Term Financing
We also offer a program for those in need of short-term financing. The loans typically close within five days of receipt of an appraisal thereby offering rapid financing to those borrowers in need of immediate funds to make property improvements or to restructure payments.
